American Tower REIT AMT, -0.01% declared Thursday a quarterly distribution of $1.47 a share, up from the previous payout of $1.43 a share in June. For the past 10 year, each distribution payment by the real estate investment trust (REIT), which owns multitenant communications real estate, has been higher than the previous one. Based on Wednesday’s stock closing price of $234.15, the new payout would imply a dividend yield of 2.51%, which compares with the yield for the SPDR Real Estate Select Sector ETF XLRE, -0.68% of 3.58% and the implied yield for the S&P 500 SPX, -0.37% of 1.75%. American Tower REIT’s stock has lost 20.0% year to date, while the S&P 500 has shed 20.5%.
